A new landmark in the old city of Shanghai, with five protected buildings taking on a new life

The contradiction between inheriting and protecting the old appearance of buildings and the new urban building regulations can also plague interior design, and its severity is no less than the impact on planning and architectural design.

During this period, the competent department of cultural relics protection requested that the materials, graphics, and colors of some components of the original building be preserved.

The common problems of the five buildings are the changes in floor height caused by structural reinforcement, the diversity of outer wall thickness and contour, the limitations on the location and size of doors and windows, the limitations on indoor equipment, complex pipelines, and indoor and outdoor installation conditions, the lack of decorative component materials, and the protection of historical traces, which pose great challenges to indoor design and guide decorative construction.

At the beginning of April, the AURA Urban Design Community JCA Jane’s new design project – “Luxiang Garden” protected building renovation project was heavily recommended.

At the same time, This road should also meet the new definition of the use functions of the five buildings by the construction party.

KOKAISTUDIOS, who was the first to participate in the design of Plot B2, completed the mapping and detailed screening of the historical buildings on the original site of Plot B2 in June 2013, carefully sorted out the structural form, original appearance, and damage status of each building, proposed measures and suggestions for protection or restoration, laying the foundation for the maintenance, transformation, and redesign of the architectural structure and indoor space of Plot B2 in the future.

The outer contours of the three buildings are extremely irregular, making the layout difficult.
.

During the process, the designer followed the principle of restoring the old as before, using and reproducing some tiles, terrazzo, wood lines, stair shapes, and wood colors to maintain the historical and cultural value of the building.

For buildings of conservation and renovation, renovation, optimization and restoration, and texture restoration, the indoor plane layout and interior decoration can be slightly adjusted based on activation and utilization.

225-229 Qinglian Street, located on the south side of Runlu, is the fourth protected building moved into the base, with a full-bodied red brick western-style house style; The southernmost Tongqing Street, formerly known as Tongqing Gambling Platform, is a historical building reserved by the Shanghai Municipal Government and once owned by Huang Jinrong, one of the three tycoons of old Shanghai, with a strong historical background.

Background Introduction to Shanghai Old City Map 01 Project “Luxiang Garden” in Huangpu District, Shanghai is a residential oriented urban renewal and development demonstration project invested and constructed by Shanghai Luxiang Garden Real Estate Co., Ltd.

JCA has almost pioneered this field by starting with the renewal of the core urban function – “residential space”.

In addition to harvesting hundreds of excellent design works, he also witnessed the rapid growth of China’s real estate industry.

The Luxiang Garden project is worth savoring in terms of design concept, design aesthetics, and completion.

It is a typical Chinese and Western architecture, and is also a representative of Shanghai’s early modern architectural style; The two buildings located immediately to the east of Runlu are the former sites of the former Shanghai Glass Industry Association and its dormitories, namely, 1-4 Lane 88, Wanzhu Street, and 156 Qinglian Street.

There are three boundary stones left on the original site, and both buildings present a mixed style of artistic decoration and lane style; No.

At the same time, according to the changes in the new practical use attributes of space, designers have purposefully simplified and expanded the old look of the original interior decoration, or made it more practical and suitable for the aesthetic habits of modern people by optimizing the spatial proportion and decorative materials, or extended the form and scope of the old decoration through a design imagination loyal to surveying and mapping records, or revolutionized the use of furniture and decorative furnishings directed at different times, The new interior design is not only born out of the original appearance of the building, but also gives people a sense of immersive experience, and has the atmosphere of the current era, meeting the use and aesthetic demands of modern people.

The three buildings of Runlu Glass Industry Association and Dormitory along Wanzhu Street will be put into use as boutique rental apartments.

In 2003, he joined GDG, a well-known design company in the industry, and served as a design director/art director for 16 years.

Therefore, the B2 protected building complex has taken on a new look.

During the long process of planning, design, and architectural design, Luxiang Garden has gradually explored a design principle of “staying first, following the new” that focuses on the reconstruction of street space and the renovation of historical buildings.

The planning and design began in September 2008, when Shanghai, as a city with an early start in urban renewal in China, had accumulated a lot of experience in the protection and redevelopment of historical buildings, When it comes to the renewal of “residential space”, the core of urban functions, “Luxiang Garden” has almost pioneered this field.

As the latest professional design team to participate in B2, interior designers need to find the most suitable path based on previous achievements, which can fully reflect the characteristics of the above “texture” and minimize the adverse effects caused by harsh constraints in the renovation of historical protected buildings.

Mr.

“Luxiang Garden” in the old city of Huangpu District, Shanghai is a residential oriented urban renewal and development demonstration project invested and constructed by Shanghai Luxiang Garden Real Estate Co., Ltd.

Plot B2 in Phase I of Luxiang Garden is a collection of five historical protected buildings built in the first half of the 20th century.

Valuable components and raw materials should be utilized in design and construction.

The design principle is to retain the collective memory in the hearts of Shanghai citizens, while achieving style inheritance and quality life.
