Architectural Design of High rise Hotel Apartments: 88 Walker Hotel and Office Building in Australia/Case Study

The project is located in the center of the North Sydney Central Business District and integrates with the historic Firehouse Hotel. The two-story front fire station (now a historic bar) and the 50 story multifunctional tower together tell the story of the ever-changing development of North Sydney, from an early colonial suburb on the opposite side of Sydney town to the main commercial district of Sydney, a global city. The constantly developing and vibrant central business district includes some of the world’s largest corporate tenants, covering an area of 24300 square meters..

The design integrates the existing historical buildings with a new 252 guest room 4.5 star hotel and over 12500 square meters of boutique commercial office space, making it the tallest building in North Sydney..

This is a simple schematic diagram of the upper and lower curved structures. The curved structure on the north side allows the building to land, while the curved structure on the south side hovers above the fire brigade, doubling the height of the building, allowing for a comprehensive view of the building. Through bold engineering design and a series of inclined reinforced concrete columns, the tower overhangs 9 meters above the cultural relic tavern on the plan, forming an efficient and compact tower slab of nearly 600 square meters. The edges of both forms become softer, making the building stand out in the towering and ever-changing landscape of the North Sydney Central Business District..

The ground level is seen as a seamless connection between the interior and exterior, between hotels and offices, and between tourists and employees. It is a vibrant and dynamic space where people can engage in activities, meetings, coffee, and reach their destinations under the carved eaves of towering towers. The hotel covers the lower half of the tower, including two functional spaces and a series of 16 story guest rooms arranged around the central service core..
